Effective marketing and on-target pricing ensure that your property receives maximum exposure to attract a ready, willing and able buyer. The appearance of your home, a buyer’s first impression and home prices in your neighborhood all affect the sale of your home. As your listing agent, we will help you present your home for sale with an optimum position in the marketplace.

As a long-time REALTOR and resident of the Triangle, including being Past President of the Orange Chatham Association of Realtors, I have extensive knowledge of our marketplace.

Having marketed and sold all of the homes in Southern Village in Chapel Hill, when they were sold as new and now as the top REALTOR in the neighborhood, I have considerable expertise selling homes in the village. A resident since 1996, I designed and built two custom homes in Southern Village. On our initial meetings:

  • We will tour your home and discuss the property – including any improvements.
  • Armed with information about comparable properties you will receive a snapshot of the current market.
  • We will review a comparative market analysis along with a proposed selling price range for your home.
  • What you do to prepare your home for sale is crucially important. An experienced interior designer, my personal residence has been featured in national and local periodicals, I enjoy utilizing my eye for design to maximize your return on the sale of your home. We will discuss recommendations on readying your home for the market. Suggestions will range from painting and carpet cleaning to yard work. We will happily provide names of trusted tradesman as well as schedule and oversee the work. Partnering with you, whether your home is vacant or occupied, we will set a date to personally work in your home to streamline and stage your residence. Builders use model homes for a reason. It is easier for buyers to envision themselves in a well-taken-care-of home where furniture and accessories are placed to their best advantage.
  • How we are going to announce your home to the marketplace is our next step. We will go over the plan to effectively market your residence.

Marketing Your Home:

Each property has its own targeted marketing plan which may include the following.

  • Your home will be listed in the Triangle Multiple Listing Service, only available to real estate agents, and as a showcase listing on as well as other high traffic websites.
  • Your home, with photographs, video tour and a link to the property brochure will also be prominently featured on
  • A For Sale Sign will be placed in your front garden.
  • A professional four color-four page brochure will be created for your residence detailing all of your homes selling features. Brochures will be available curbside and inside your home.
  • The brochure will be uploaded to an email friendly template and sent to all local Realtors.
  • Feature in the Berkshire Hathaway HomeServices weekly ad in the Chapel Hill News and Durham Herald.
  • Personal follow-up after each showing will provide feedback we can use to gauge the impressions of the marketplace.
  • Since the market is ever-changing, we will keep you abreast of changing market conditions, such as other competing homes on the market, always maintaining a proactive position.

We Have a Buyer:

  • Once an offer is presented, you will be counseled on the terms of the offer along with response recommendations. After formulating our terms, negotiation with the buyer’s agent will commence until we come to agreement. Being an integral part of our local real estate community for decades, personally knowing many of the real estate agents in our marketplace greatly facilitate positive transactions.
  • Once we have an executed purchase agreement, the buyer will conduct their inspections and submit a repair request. Upon receipt, we will obtain estimates from reputable tradesmen, discuss our response to the buyer and relay the terms.
  • If any repairs are agreed upon, we are happy to schedule and coordinate the work.
  • From time of contract to closing, we handle all communication between you and the buyers plus ensure all terms of the contract are adhered to.
  • We coordinate with the closing attorney to ensure all documentation is in order prior to settlement.
  • If any surprises rear-up throughout the process, your advocate and expert is steadfast by your side with the goal of resolving any issues to your satisfaction.
  • At the closing table and beyond every effort is made to serve your best interests. As a sounding board, a resource, a confidant and a real estate expert, the goal is to earn and keep your trust and respect.
